- FINANCIAL - Determine how much Purchase Power you can afford. Not just the amount you can be pre-approved for by a financial institution, but how much money YOU are comfortable spending.

- COMMUNITY - Where do you want to live? School and proximitty to work and amenities need to be considered.
- PROPERTY TYPE - Are you looking for a Colonial, a ranch, older home or new construction?
- MARKET DATA ABOUT COMPETING BUYERS - An Eames Realty agent can supply you with information about the current market place and the prices of sold properties in the area that you want to live.
- IDENTIFY AVAILABLE PROPERTIES - Determine what properties are currently on the market that meet your needs and your financial goals.
- VISIT PROPERTIES - Now it is time to schedule those showings and visit some properties. Call your Eames Realty agent and let them know you are ready to go!
- EVALUATE and PRIORITIZE - Compare the properties that you have viewed and calculate which property will work the best for you.
- DECIDE - Yes, it is time to decide which property is the one you want to call HOME!
- NEGOTIATE - Your Eames Realty agent will prepare the offer for you and negotiate the sale with your interests in mind.
- INSPECTIONS and INSURANCE - Once the sale has been negotiated and there is a signed contract, it is time to schedule the home inspections to include the structure, the water, septic and any other areas that may need special attention. An insurance policy needs to be written to cover the property as of the date of closing.
- CONTINGENCIES - There may be timeframes that need to change due to unforseen circumstances as a result of the inspections and any of these contingencies need to be completed.
- RE-NEGOTIATE - If there are contingencies, your Eames Realty agent will re-negotiate the contract whether it involves price re-negotiation, or stipulations that must be completed by the Seller prior to the close of the property.
- ARRANGE for the MOVE - Moving companies need to be contacted or PODS (Portable On-Demand Storage)units must be arranged, boxes and tape and all the trimmings to move out of the current residence.
- CLOSE - The BIG Day has arrived and your Eames Realty agent will be there to guide you through the closing and paperwork.
